9 Construction Terms Filipino Homeowners Should Know
Sit in on a single site meeting, and you’ll hear it: a conversation full of acronyms, technical shorthand, and terms nobody bothered to explain before you signed the contract. It’s not that your contractor is trying to lose you. It’s that construction terms for homeowners rarely get translated, because everyone in the room already speaks the language.
The problem is, the words being thrown around aren’t just vocabulary. They’re decisions. What your walls are made of, how long your project takes, and what you’re actually paying for are all wrapped up in terms that sound more complicated than they are.
Here are 9 terms worth knowing before you sit down with a contractor again, grouped into three things every homeowner ends up asking about: what holds the house up, what’s inside the walls, and what the process actually looks like.
None of these require an engineering background to understand. They just require someone to actually explain them, which is exactly what the rest of this article is for.
What Holds Your House Up: Structural Terms
A load-bearing wall is a wall that carries the weight of the structure above it, floors, roof, and all. This matters because you can’t simply knock one down to open up a floor plan; removing a load-bearing wall without properly redistributing that weight can compromise the entire structure.
You’ll also hear compressive strength, usually followed by a number and the letters PSI (pounds per square inch). This is a measure of how much crushing force a material can withstand before it fails. It’s the number contractors use to justify why one wall material costs more than another, and it’s worth asking for directly rather than taking on faith.
Then there’s CHB, or concrete hollow blocks, the traditional wall material used in most Philippine homes for decades. CHB is familiar and widely available, but it’s also non-load-bearing on its own, which is why homes built with it need a separate skeleton of columns and beams to carry the structural load. That extra structural framework is often where a chunk of your budget and timeline goes, even before the walls themselves go up.
What’s Actually Inside Your Walls: Material Terms
SCIP stands for Structural Concrete Insulated Panel, a category of wall system (including NXT Panel) built from a core material reinforced with mesh and finished with concrete, designed to be load-bearing on its own without needing separate columns and beams.
The core of a SCIP wall is usually EPS, or expanded polystyrene, a lightweight foam material that acts as both a spacer and an insulator inside the panel. It’s the same category of material used in packaging and coolers, engineered here to hold its shape under structural mesh and concrete.
That concrete finish is applied through shotcrete, a method of spraying concrete onto a surface at high pressure rather than pouring it into forms. Shotcrete allows the concrete to bond tightly against the mesh and core in a single continuous application, which is part of what gives a SCIP wall its finished strength.
What the Process Actually Looks Like: Timeline Terms
Wet works refers to any construction step that involves water-based materials that need time to cure, plastering, masonry, and concrete pours among them. Wet works are a major reason traditional builds take as long as they do, since each layer needs to dry before the next step can begin, and Philippine weather doesn’t always cooperate with that timeline.
Fire rating is usually expressed in hours, and it describes how long a wall assembly can withstand fire exposure before losing structural integrity or allowing flame and heat through to the other side. A higher number means more time for occupants to evacuate and for firefighters to respond.
Finally, as-built plans are the final, corrected version of your building plans, reflecting what was actually constructed rather than what was originally drawn. Changes happen during almost every project, and as-built plans are what you’ll need on hand for future renovations, permits, or when it’s time to sell.
